Body

Dear Sir,

I am seeking a loan to make property improvements to 3162 Vichy Avenue Napa, CA 94558.

The property and the vineyard both require significant capital investment in order to generate optimal income. The vineyard, sustained significant damage, as a byproduct of a vineyard manager who neglected it. The repairs and optimization depending upon how robust they are in nature can vary from $120,000 to $300,000. Depending upon what level of repair and upgrades are done the yield can be either 6 acres producing 3.3 acres per ton at $9,000 market value per ton or 6 acres at 6.6 acres per ton at the aforementioned rate. The difference between the two would be a vineyard management difference cost of $50,000 per year and $100,000 per year.

I have lost 20% of my 4,200 vines to eutypa, a vine disease, and am on schedule to on top of this lose 1 ton of yield per acre due to vines which were ill, repaired, but did not require removal. The current prediction is roughly 15 tons this year.

The main house is not in a condition to be rented out, and, simultaneously, not a place which I enjoy living. I would like to make upgrades to it to a point commensurate with renting it at a favorable rate. These repairs may vary in cost from between $25,000 to $200,000 depending upon how robust the interim upgrades were.

I simultaneously have two out buildings, which for what I would estimate is a $50-75,000 investment can be turned into yet another rental, for what would amount to most likely $2,000 per month.

I currently rent the guest cottage for $1,700 per month.

If repaired and occupied, I estimate rental income would be $5,000 for the main house, $2,000 for the second set of buildings, and $1,700 continuing from the cottage.

The vineyard can yield between $120,000 to $300,000 in net profits depending upon how it is optimized.

I personally have income which I make from consulting arrangements in the field of online marketing, which are sufficient to sustain me. My primary interest in seeking a money loan are dual, to increase the revenue which I make from this property, and to increase the valuation of the property.

While the property is currently valued at $4,000,000 roughly, it has the potential if fully redone, at a future point, to reach perhaps an increase of $10,000,000 in estate valuation, in my view. Secondly, and of interest to me, the sale of the grapes here, if bottled and sold by me, would result in $4,500,000 in yearly sales per annuum with roughly $500,000 of gross expense. This is an option I don’t intend to exercise unless my current ventures in wine marketing & consulting for others reveal an ability I have to sell wine in a Direct To Consumer model which would constitute a disruption of the traditional market as it stands now.

I have made high income levels before, however, I came upon hard times personally, and recently dealt with the death of my mother. I stopped working, for some time, or suffered poor work circumstances as I worked in politics last election which was a contentious time.

I have every intention of improving this place, and an evaluation of this property and the effect of a capital injection will lead to the conclusion that capital used here is capital well spent, and the improvements result in income increases which more than offset any loan repayment.

I hope we are able to find terms which are suitable to us both.

Best Regards, Cyrus Massoumi
