California Property Tax Postponement (deferring property tax for homeowners 62+, blind or disabled): who qualifies, what you get, how to apply, and what happens next

The State Controller's Property Tax Postponement program pays the current year's property taxes for homeowners who are 62 or older, blind or disabled, with limited income and at least 40% equity, and takes a lien repaid with 5% simple interest when the home is sold or the owner moves. Applications go to the State Controller each year in a filing window; funding is first-come, first-served.

What Property Tax Postponement is, in one paragraph

Property Tax Postponement is run by the California State Controller. It pays the current year's property taxes on the home of an owner who is 62 or older, blind or disabled, and has limited income and enough equity (rule:what_it_is). It is not a grant: the State Controller records a lien, the postponed taxes accrue 5% simple interest a year, and the full amount is repaid when the home is sold, the owner moves, refinances, or dies without a qualifying person still living there (rule:must_repay, rule:interest_5, rule:lien, rule:due_events). Money is limited and goes first-come, first-served (rule:limited_funds).

$55,181
maximum total household income (2024 income) for the 2025-26 cycle (State Controller, rule:income_limit)

IncomeTotal household income $55,181 or less in 2024rule:income_limit
EquityAt least 40% equity, all owners combinedrule:equity_40
MortgageNo reverse mortgagerule:no_reverse_mortgage

Past-due taxes are not paid by the program, but current-year taxes can still be postponed (rule:delinquent_not_paid); manufactured homes with past-due taxes do not qualify (rule:manufactured_delinquent). The 2026-27 income limit could not be read and is UNKNOWN here.

How to apply, and what happens after

Mail the application to the State Controller's Office during the filing period. Applications are processed in the order received from 1 October (rule:filing_opens), and money runs out, so filing early matters (rule:limited_funds, rule:no_guarantee).
